McClellan Sotheby’s International Realty and Greystone, a New York-based real estate development and financial services group have announced that “On the Sound” is a new waterfront residential development located on City Island and sales start this Fall. Located at 226 Fordham Place, On the Sound comprises 43 townhome-style condominiums situated within a private gated community.

Designed by Kutnicki Bernstein Architects, the homes will feature wood-burning fireplaces, Carrera white marble accents, GE Profile stainless steel appliances, hardwood flooring and walk-in closets. McClellan Sotheby’s International Realty is the exclusive sales and marketing team for On the Sound, led by Sona Davidian.

“On the Sound satisfies a homeowner’s dream of brand new construction, the convenience of condominium living and the charm of City Island – a unique nautical oasis in New York City,” said Jeffrey Simpson, head of Greystone’s property development group.

Spread across five waterfront acres, On the Sound will offer a mix of two-, three- and four-bedroom homes ranging in size from 1,407 square feet to 3,345 square feet with both private garage and driveway parking for each unit. The brand-new residences include in-unit laundry and either a spacious private garden or elevated terrace. A public access esplanade with gazebo and park space on the waterfront is also being constructed.

On the Sound’s private community amenities include a clubhouse with elevated terrace, outdoor pool, playground, and fitness center. Estimated starting prices for On the Sound units begin at $478,000.

“On the Sound represents the first large-scale new construction community to be added to City Island in nearly three decades,” said Davidian. “We are thrilled to be involved in bringing such a gorgeous waterfront development to one of the most unique and distinctive areas in the metro NYC area,” she added.
