Sweat and Sour Sores

At first look, this 1897-built structure is inviting, but an online search clearly indicates a series of serious NYC Building violations.

190 Fordham Street City Island The Bronx 10464 known as Nautical Winds Condominium has 16 sun-drenched 1-2-3 bedroom units within what used to be PS 17 a highly desirable public school and now Nautical Winds Condominium. This is a historic landmark designated building with an attached Museum and Community Center, whose management has a thing or two to say about the deteriorating conditions. The building is controlled by a 3 member Board and HSC Management.

Unfortunately, the entry foyer leans in and weather problems like strong northeastern or heavy rains, or God forbid a hurricane which brings with them plenty of rain, the front lobby becomes totally flooded.

The units have wooden floors, which warp, once the rains enter the units with 13-foot ceilings. The bathrooms have ancient plumbing with old pipes inside which make life less than desirable.

Each unit comes with parking spaces and could be a commuter's delight as it offers close proximity to public transportation, major highways, the beach, and all City Island dining and shopping needs. Agents show this to plumbers, electricians, and contractions crews and they will see the same problems that anyone with eyes wide open will also see.

But the management team, OMG!
